A pub in Radstock could now be converted into homes, with another six built across its beer garden.
The Tyning Inn once served locals from the now demolished Walnut Buildings estate. The pub itself closed down in February 2021, during the third Covid lockdown. Now developers want to turn the building into housing and build across its large beer garden.
Admiral Taverns Limited submitted a planning application to Bath and North East Somerset Council to redevelop the site. A statement submitted with the planning application said that the beer garden was "overgrown" and permanently locked and the building, though structurally sound, was "in a poor state of repair."
Now the nineteenth century pub could be "sensitively updated to bring the building up to modern living standards" and divided into three two-bed houses. The front porch and existing extension on the east side would be demolished, and the rear door closed up. New entrances to each house would be made in the south, east, and north sides.
A previous proposal to redevelop the pub and build five detached houses on the beer garden was deemed "unacceptable" at the pre-application phase over fears the five detached homes would be out of character with the area, in addition to concerns about the loss of green space and a pub.
Admiral Taverns' planning agents said they had amended the scheme in light of this. They are now proposing six three-bedroom "cottages" on the beer garden. The cottages — each of which would have a gabled roof — would form a terrace which a design statement said was "inspired" by Radstock's historic miners cottages.
The statement called on the council to approve the proposals. It stated: " They will revitalise a vacant site and contribute positively to the local housing stock."
Bath and North East Somerset Council will aim to decide whether to grant planning permission for the plans by November 28.
