Local estate agent Sam Chivers never forgets that moving home can be a joy too

You cannot be in safer hands, but it is probably an added bonus that this family-led firm have their very foundations in this community.

Director Tracey Chivers was born and raised in Paulton, her husband Sam, in Radstock. They are also clear that moving house, while stressful can also be a time of joy, and they and the team at Sam Chivers Estate Agents work extra hard to make it so.

Nub News caught up with director Tracey Chivers in what has turned out to be a record-breaking year in terms of home sales. We first asked her about the sales team - they have the largest number of employees in the postcode - and what that means in terms of customer support?

Tracey told us : " We have a large market share of the local area and therefore recognise the need to have enough staff to effectively manage each property. That's important that we are always available.

"Customer service has always been our company ethos.

Having enough staff to answer the phones carry out viewings without delay and providing essential feedback to our sellers is our top priority."

You have decades of experience, counted across the whole team, how does that help?

"With such a large staff team, between us all we have varied knowledge and experience to be able to help with even the most complicated property sales. With such an experienced team, there is nothing that we have not come across previously so can effectively deal with all aspects of Sales and Lettings.

And what to you love about the business?

"We are in charge of our own destiny and able to be pro-active in our practices rather than re-active. We are proud of our team, who are all amazing people and although it's a stressful job, we always make our work environment an enjoyable place to be. When you help someone from start to finish selling their home and moving to their new home it's a lovely feeling. "

Moving home is considered one of the biggest stresses in life, how do you make it easier?

"Communication is the key. Getting to know our sellers and buyers. We are always available on the phone for free advice and support. We offer an after sales support within our fee to progress the sale from the start to finish. We offer an exceptional after sales support with a dedicated team of sales progressors on hand each day."

Given the coronavirus pandemic are there concerns for the strength in the housing market ?

"Supply and demand is still there. We expected a dip during the pandemic, but have experienced the exact opposite. People still need to move no matter what is going on in the world. Families outgrow their homes, people relocate for work, schools, downsize, and families move in together to care for parents. Savills have predicted a rise in the housing market over the next four years."

The stamp duty holiday will come to an end on 31st March 2021 - do you, as an expert in the property market - think that will have an impact?

"We can't see it affecting the market. People are still putting their properties on the market and buying, despite being advised that they will now miss the stamp duty holiday.

Our sales are still robust.

And we have already exchanged on a fabulous amount. In 2019 we exchanged and completed on 211. In 2020 we have exchanged on 221 (more still going though the process at the moment) and we sold 365 properties."
