Local agents Sam Chivers ahead of the game - already implementing a new way of completing property sales

The Law Society is piloting a new scheme involving property sales and local agent Sam Chivers has welcomed the move, which they already use, which can lead to fewer sales falling through.
Under the change the TA6, which is only produced after a solicitor has been instructed in a sale, is being expanded.
The form is a document that you have to complete when selling a property. The seller fills out the TA6 form which is passed between the solicitors and provides the buyer detailed information about the property they are about to purchase.
However it's now been identified that this is key in early marketing and should be completed, up front, before solicitors are instructed. The Law Society are set to pilot plans in making key information readily available pre-offer and will be calling this, TA6 Part 1 on certain platforms.
Sam Chivers Estate Agents welcome the new scheme and agree it is vital to know as much information as possible before making an offer. In fact they have been doing their own Property Information Form since they opened in May 2017.Jordan Bryant Sales Progression Manager said: "Having this implemented in the transaction would be a positive step forward in the conveyancing process. The legal side takes time and dealing with enquiries which could have been dealt with pre-offer, only adds further delays.
"Providing applicants with as much knowledge as possible, before and during the offer stage, results in a better quality of buyer. Since Sam Chivers Estate Agents opened, we have been developing this side of the business and saw early results, including a fall through rate that is considerably lower than the national average. We consider this a basic task which makes a huge impact."
