Planning news in and around Radstock this week:
In Buckland Dinham an application is in to Conversion of Barn & Garage to form a 2 Bedroom Dwelling. Small Lobby Extension. at Brookover Farm along the Frome to Radstock Road . This follows the withdrawal of an earlier application.
Daily Bread Bakers, at 19 Bath Road, in Peasedown St John has put in an application to change from a bakery into a home. Details on the B&NES planning site under 22/04850/CDCOU
And Orchard Crest , King Lane, Clutton has put in an application to build a new house. Details under 22/04400/FUL
Meantime back over in Mendip, an application to turn The Crown Inn on Clapton Road in Clapton into three homes and to build an additional two homes, has been refused.
In the heritage assessment about the pub it has been recorded that there has been a pub here since 1808.
However the application argued, like so many rural pubs, it was no longer viable as an Inn.
But planners argued that not enough effort has been put into trying to get the business rented or sold on, as a going concern. In its decision to refuse the application they wrote: : The applicant has failed to provide evidence of sufficient marketing activity to advertise/ market the existing premises for rent or for sale as a 'public house' and as such has not adequately demonstrated that there is no likelihood of a viable community use coming forward. As such the development would result in the unnecessary loss of a valued community facility and service, which would reduce the community's ability to meet its day-today needs.
There were 22 public comments on previous planning applications for The Crown on Zion Hill - with most - 19 objecting. However the application pointed out that the pub was not often frequented by locals and drew most of its trade from outside the village.
Ston Easton Parish Council had objected to the application saying they were worried about parking adding : " The redevelopment of The Crown represents a huge loss of amenity for the village which, together with the likelihood of indiscriminate parking in areas of the village outside of the development, further erodes villagers' expectations for the quiet enjoyment of the place they have chosen to live."
